For one to six broken or slipped tiles, published UK guides put the cost at roughly £75 to £500. Which? gives £75 to £400 before VAT, and Checkatrade gives £170 to £500 for up to five tiles. Access, and whether a matching tile can still be found, usually move the price more than the tile itself.
What do the published price guides say?
Three UK guides put a small tile repair between £75 and £500, depending mostly on access and how easy the tiles are to find.
- Which? gives £75 to £400 to replace one to six broken or missing standard roof tiles, including labour and materials but not VAT, from a survey of 11 Which? Trusted Traders in November 2025.
- Checkatrade gives £170 for up to five easily sourced tiles with no access problems, £225 where a roof ladder and cement bedding are needed, and £500 where scaffolding is needed and the tiles are hard to find. Its table is marked last updated October 2026.
- Trade2base gives £80 to £200 for one or two tiles, including ladder or scaffold access, in its June 2026 guide prices for England and Wales.

Why does the same small job cost £150 on one house and £500 on another?
Access and finding a matching tile cost far more than the tile. Checkatrade lists a new concrete tile at about £1.75 to buy, against an average of £200 to supply and fit one.
Access
Trade2base calls access the biggest variable. A tile reachable by ladder on a single-storey extension is a short job. Higher up, a tower or scaffold may be needed, which Which? says can significantly increase the cost.
Matching an old tile
Many older roofs use a tile profile that is no longer made. Trade2base tells roofers to check a matching tile is available before quoting, and notes that unusual or discontinued profiles can carry a premium.
Minimum charges
Trade2base says most roofers charge a minimum call-out of £80 to £120 for small repairs. One tile can cost almost as much as five.
What does it mean when several tiles slip at once?
It usually points to a problem underneath the tiles, so an inspection should decide whether a repair is enough or the slope needs re-roofing.
Many post-war homes in Yorkshire have interlocking concrete tiles. BMI says its Redland 49 interlocking tile, launched in 1949, became the roof covering of choice in the post-war building surge. Marley expects concrete tiles to last 60 years or more, and a roof laid in the 1950s or 1960s is now around that age or older. By then the nails holding the tiles may have rusted, and the battens and felt may be worn out.
Cadw, the Welsh Government's historic environment service, names rusting iron nails as a common cause of slipped slates, advises finding the cause before replacing slipped tiles, and suggests considering a re-roof where battens have decayed. Our guide to new roof costs in Yorkshire covers whole-roof prices.
Will sealant or a repair kit fix a cracked tile?
No. Marley's guide to cracked tile repair says the damaged tile needs to be removed and replaced with a sound one, and that patches and sealant only delay the repair.
A replacement tile also has to be fixed properly. Marley explains that BS 5534 covers repairs as well as new roofs, that single-lap tiles must be mechanically fixed whatever mortar is used, and that tiles at the edges of a roof must be fixed twice. A good quote for edge tiles should say how they will be fixed. Our BS 5534 guide explains why.
Please stay off the roof. Marley warns that stepping on tiles can break more. Photos taken from the ground or a window are enough to start. If water is getting in, see our guide on how to find a roof leak.
