Beverley kept its medieval street plan and its two market places, and inside the conservation area it is predominantly brick, much of it painted, with fine Georgian and Victorian houses and earlier survivals such as North Bar of 1409, an early brick gate. The prevalent roofing material in the conservation area is the clay pantile, though Welsh slate is also found in abundance, most of it Victorian or later, with historic plain tiles and some concrete tile on newer buildings. Clay roofing tiles were made in their thousands in Beverley itself until at least 1700, before pantiles took over.

Outside the centre the Westwood area is mainly Victorian; Grovehill and Swinemoor, east of the railway, are mostly council or former council houses; and Molescroft has grown from a small agricultural village into a suburb through large estates in the late 1990s and smaller ones since, with new building still going on. The East Riding had almost a hundred conservation areas at the last count and Beverley's is appraised area by area, so like-for-like materials are expected on a large part of the town.

Beverley is inland and relatively sheltered from the coast's salt, but it is low-lying and drained by becks, and the June 2007 downpour flooded thousands of properties across the wider area, including streets in the town. That makes gutters, outlets and downpipes part of every roofing job here, and on the 1990s estates the work is usually detail faults, flashings and gutters rather than the covering itself.
