Grimsby is a fishing port in northern Lincolnshire, on the south bank of the Humber, a short run over the bridge from Hull and not in Yorkshire at all. Its core is Victorian: the East Marsh and West Marsh are gridiron streets of brick terraces built in the 1860s to 1880s for the fishing industry and the docks, the West Marsh following the Corporation Bridge of 1873 and the Alexandra Dock timber yards, with grander villa housing of 1890 to 1930 around People's Park and Wellow. The Kasbah dock district and the 1900 Ice Factory are the town's most famous buildings.
The Central Grimsby appraisal says the predominant roof covering is slate, with clay pantiles also used, and it records how much of the traditional material has been lost to concrete tile: a mid-nineteenth-century terrace on Town Hall Street that was slate throughout is now entirely concrete. Pantiles are the older tradition of the whole Lincolnshire coast and marshes, which once had a flourishing pantile industry of its own. Nunsthorpe, begun in 1920 on Lord Yarborough's land, was the garden-suburb council estate; post-war Nunsthorpe and prefabs followed, and the six East Marsh tower blocks that came with slum clearance were demolished in 2018. Both Wellow and Central Grimsby are on the Heritage at Risk register.
The sea is the other factor. The December 2013 Humber surge flooded around 1,100 homes and businesses along this coast, with evacuations around Blundell Park, and salt and wind on the Cleethorpes seafront shorten the life of fixings and flashings. Lincolnshire Housing Partnership has a live flat-roofing contract across the Grimsby area and is transforming the East Marsh. The same roofs, the same weather and the same fixes apply to private owners on the same streets.

My East Marsh terrace has concrete tiles where the neighbours have slate. Does it matter?
It matters for weight and for the look of the street, and in the Central Grimsby conservation area the loss of slate to concrete is one of the things the council regrets. Concrete tiles are roughly twice the weight of slate, so a terrace re-covered in concrete needs its timbers checked.
