Roofing in Bridlington

The roofs of Bridlington

Bridlington faces east into the North Sea with almost nothing between it and the weather. The Old Town, a mile inland, was one of the first conservation areas in the East Riding in 1969 and kept its medieval street pattern and most of its seventeenth and eighteenth-century brick houses, with more than a hundred listed buildings. Its roofs follow the pattern of most East Riding towns: a predominance of clay pantiles, with examples of slate, Rosemary tiles and the occasional flat French tile, Welsh slate having only arrived as an alternative when Victorian transport improved.

The Quay is the other Bridlington, a resort that grew after the railway came from Hull in 1846, leaving Victorian and Edwardian seaside building along the front and a Townscape Heritage scheme repairing it. Between the two and inland are the council estates: around two hundred homes by the mid 1920s, 1930s schemes on South Back Lane and Marton Road, and the post-war West Hill estate of some eight hundred homes from 1949, alongside a larger stock of private inter-war bungalows and semis, which in Bridlington means a lot of roof for the size of the house.

The coast dictates the work. Storm Chandra in January 2026 sent waves over the harbour wall and swells above three metres; the Holderness coast south of here erodes at around 120 metres a century; and salt spray and easterly gales reach well inland. Pantiles rely on good fixing and pointing at the verges, slates on sound nails, and both are stripped by a bad winter. Ridges, verges, flashings and gutters on this coast need stainless fixings and more attention than the same roof would get in Driffield.

Local questions

Roofing questions specific to Bridlington

Can you match the pantiles on my Old Town house?

Yes. Reclaimed clay pantiles in the East Riding colours are available and new handmade and machine-made pantiles come close. In the Old Town conservation area like-for-like is expected, and on a listed building it is required. We reuse every sound original, match the shortfall as closely as the roof allows and re-point the verges and ridge so the next easterly does not lift them.

My bungalow roof is original from the 1930s. Is it time?

Possibly. Inter-war bungalows have a lot of roof, the original clay or early concrete tiles are now ninety years old, and the felt and battens under them are usually the first thing to fail. On this coast the fixings go sooner too. A free inspection tells you whether it is a repair or a re-roof, with photos and an itemised quote, and if it is a re-roof it is the one big job the house will ever need.
